“Hi, this is Jack Garber with Granite Legacy Homes.
I Just returned from an inspection of a really nice house. However, I know in the report there’s going to be a lot of comments that, had the seller of the property just taken a few minutes out and address these issues, they wouldn’t become a comment at all in the inspection report. So I thought I’d go over a few things that I noticed at the time of the inspection and you’ll get more money for your property if you do these things.
1] Number one is repair roof leaks. Get a roofer to put shingles back up if you’re missing tiles on the roof. It’s an easy thing to fix. Simple, but it’s very noticeable if you don’t do it.
2] Also, whenever I go to a home, I always take a look at the last service tag on the HVAC systems. Have your HVAC serviced before you put your house up for sale. Get a new little receipt on the system saying that this system has been recently repaired or serviced.
3] Another thing is I always open up cabinet doors under sinks. If I see a leak or was a remnant of a leak or a drop from the past, I’m going to comment to my clients about it.
4] Another real simple thing is pay patch wall cracks and ceiling cracks. It doesn’t take very much to take a little block of sandpaper, plaster and touch of paint and the item goes without notice.
5] Another thing is light bulbs. Replace light bulbs if they’re burnt out light bulbs. I’m going to think that there’s something wrong with the electrical system in the house. Might just be as simple as replacing the light bulbs.
6] Loose handrails and steps — the buyer will not get financed if there are loose handrails and or you’re going to get a comment from a lender saying you have to fix it before they’re going to finance the property.
7] If you have gutters, take the leaves out. Get the moss off the top of the gutter and it will improve the sales price of the house.
8] Address any kind of water stains throughout the house. If you’ve had a leaky roof in the past, give a good explanation for it and put some paint on it.
9] Test your smoke detectors and the CO2 detector**. Just push the test button, see that everything’s working. If you need to replace those things, do so before a comment comes back from an inspector.
10] If you’ve conducted any type of repairs or improvements in the house, document those repairs. Hand the prospective buyer a list of what you’ve done to the property and how you’ve maintained the property. It means a lot, and it’s a real simple thing to do.
And all I’m looking for is to help you if you’re putting your house up for sale, to get the best price possible out of the property.”
